Cold floors upstairs usually start downstairs. Basements and crawl spaces are where GTA houses leak heat and pull in damp, musty air — and they're where closed-cell spray foam genuinely earns its keep.

Rim joists — the classic cold-floor culprit

The rim joist is the band of framing where your floor structure sits on the foundation. In most older houses it's either bare or stuffed with fibreglass batts that do nothing to stop air moving through. It's a fiddly, drafty area that's hard to seal any other way — which is exactly why closed-cell foam is the right product here. It air-seals and insulates every joist bay in one pass. If your feet are cold on the main floor every winter, this is the first place we look.

Foundation walls

Bare concrete pulls heat out of a basement year-round. We insulate foundation walls from the inside with closed-cell foam because it handles the moisture concrete naturally carries — unlike fibreglass batts pressed against a cold wall, which trap dampness and cause bigger problems later. If you're planning to finish the basement, this is the step to get right before any drywall goes up.

Water problems get fixed first

Here's where we'll cost ourselves work: if your basement takes on water, insulation is not the next step. Foam over an active leak hides it and makes it worse. We'll tell you to sort the water first — grading, gutters, crack repair, whatever it takes — and we'll come back after. We'd rather push a job back than bury a leak.

Crawl space encapsulation basics

A vented dirt crawl space feeds cold floors and musty smells into the rooms above it. Encapsulation means sealing a liner over the ground, insulating the walls instead of the floor above, and closing up the vents — turning the crawl space into a dry, conditioned part of the house instead of a hole the outdoors blows through. We'll tell you on site whether yours is a good candidate.
